JustPropertySearch (“we,” “us,” or “our”) is committed to protecting your privacy. By using the JustPropertySearch platform or any related services (collectively, the “Service”), you consent to the data practices described in this Privacy Policy. We collect information from you in two main ways: (a) information you provide to us directly, and (b) information collected automatically when you use our Service.

a. Personal Information You Provide:

When you register for JustPropertySearch or otherwise interact with our Service, you may provide certain personal information to us (via our authentication provider, Clerk). This includes:

  • Name – Your full name (first and last name) as provided during account signup.
  • Email Address – Your email address used for account registration and login.
  • Account Credentials – Passwords or authentication tokens are handled by Clerk on our behalf. We do not store plaintext passwords; Clerk manages authentication securely. If you use a social login (e.g., Google or Apple), we collect basic profile info from those providers (such as your name and email), but not your social account passwords.
  • Subscription and Payment Information – If you subscribe to a paid plan, you will provide payment details (such as credit card number, billing address) to our payment processor, Stripe. We ourselves do not receive or store your sensitive payment card details; they are sent directly to Stripe's secure systems for processing. We may store non-sensitive billing details (like the last four digits of your card, card type, and billing zip code) and records of your transactions (e.g., subscription tier, payment dates) for invoicing and account history.

We do not require you to provide any age or date of birth information, as our Service is not restricted by age (although users under 13 are not intended, as noted below in Children's Privacy).

b. Information Collected Automatically (Usage Data):

When you use JustPropertySearch, we automatically collect certain information about your device and usage of the Service through cookies and analytics tools (specifically, via PostHog, our analytics provider). This usage data includes:

  • Device and Technical Information: e.g. your device's IP address, browser type and version, operating system, and device identifiers.
  • Usage Details: e.g. the referring website or source that led you to our site, the pages or screens you view on JustPropertySearch, the features you use, the time and date of each visit, and the amount of time spent on each page. We also collect interaction data such as clicks, scrolls, search queries made, and other actions within the Service.
  • Cookies and Similar Technologies: We use cookies (small text files stored on your device) and similar tracking technologies to collect and analyze usage data. For example, when you visit our site, our system will set cookies to remember your preferences and to track your activity in conjunction with PostHog analytics. Some cookies are essential for site functionality (e.g., keeping you logged in via Clerk), while others are used for analytics to help us understand user behavior (see Analytics below). You can control cookies through your browser settings, but note that disabling certain cookies may affect the functionality of the Service.

We do not use this automatically collected data to try to identify you by name, and we do not tie it to your personal details except where necessary to debug or secure the Service. Usage data is primarily analyzed in aggregate to improve our platform.

2. How We Use Your Information

We use the collected information for various purposes in operating and improving JustPropertySearch. The main uses of your information include:

  • Provide and Maintain the Service: To allow you to search properties, manage your leads and lists, and use our analytics tools. For example, we use your account info to log you in and personalize your experience, and use property query inputs to return results. This is the core Service Delivery function.
  • Improve and Analyze Our Services: To understand how users interact with JustPropertySearch and to improve the platform. We use analytics tools like PostHog to analyze usage patterns (e.g., which features are most popular, where users encounter errors) so we can make the Service better. This helps us with Analytics and Improvement of features and user experience.
  • Personalization: To personalize the Service for you. For instance, remembering your saved searches or preferences, and recommending properties or leads that might interest you. We may use data about your usage to tailor what you see (such as suggesting similar listings or customizing default filters).
  • Communication: To communicate with you about your account or transactions. We will use your email to send important account-related messages such as welcome emails, password reset emails, billing invoices or receipts, and notifications of substantive changes to the Service or Terms. We may also respond to your inquiries or support requests using your contact information.
  • Marketing (Opt-In): To send you newsletters, updates, or promotional communications about new features or special offers if you have opted to receive such communications. We will only send marketing emails with your consent (for example, if you subscribe to a newsletter). You can opt out of these at any time by using the "unsubscribe" link in the emails or adjusting your account settings.
  • Legal Compliance and Protection: To comply with legal obligations and protect our rights and the rights of others. For example, we might retain and use certain data to comply with tax records or subpoenas, or use information to investigate and prevent fraudulent transactions or other illegal activities on our platform. Using data for Legal Compliance may include enforcing our Terms of Service or pursuing remedies available to us.

We will not use your personal information for purposes materially different from those above without your consent or unless otherwise permitted by law.

3. Cookies and Analytics

Cookies:

As noted, we use cookies and similar technologies to facilitate and enhance your user experience. When you use JustPropertySearch, both first-party and third-party cookies may be set on your browser. These may include:

  • Essential Cookies: These are necessary for our Service to function – for example, to keep you logged in as you navigate between pages, or to remember your preferences. Without these, certain features (like secure login via Clerk) would not work properly.
  • Analytics Cookies: These cookies collect information about how visitors use our site, so we can understand performance and improve our Service. We use PostHog as our analytics platform, which sets cookies to track things like page views and user actions. The data collected via these cookies is aggregated and does not directly identify individuals.
  • Functional Cookies: These remember choices you make (such as your preferred map view, or filters you last used) to provide a more personalized experience.

You can control or delete cookies through your browser settings. Most browsers allow you to refuse new cookies or delete existing ones. Please note that if you disable all cookies, some parts of our Service (especially login and session management) may not function properly.

Analytics with PostHog:

We use PostHog to help us analyze the traffic and usage patterns on JustPropertySearch. PostHog is a product analytics platform that allows us to track user interactions within our application. This helps us understand user needs and improve the Service. For example, PostHog may record anonymized information such as how you navigate pages, which features you click, and how much time you spend on various parts of the site.

PostHog collects information via cookies and similar technologies, and stores this information in a user profile under a randomized identifier (we do not feed your actual name or email into PostHog analytics events; data is usually tied to a user ID or session ID). PostHog is contractually forbidden from selling any data they collect on our behalf.

If you wish, you can opt out of PostHog tracking by using Do Not Track settings in your browser or by contacting us (see Your Rights below) to enable any available opt-out mechanisms. However, keep in mind that the data we collect via PostHog is crucial for us to improve our Service over time.

4. How We Share Your Information

JustPropertySearch values your privacy – we do not sell or rent your personal information to third parties for their own marketing purposes. However, we do share certain information with third parties in the following circumstances to operate our business and comply with the law:

  • Service Providers: We employ trusted third-party companies to assist in providing our Service to you. These service providers process data on our behalf for specific business purposes, such as authentication, payment processing, analytics, and infrastructure hosting. The primary service providers we use are: Clerk (authentication), Stripe (payments), and PostHog (analytics). We share the necessary personal data with these providers (e.g., we share your name and email with Clerk to manage your login, and share transaction details with Stripe to process payments). Each of these providers is contractually obligated to protect your data and use it only for the services they provide to us. (See Section 5 below for more on these third parties and links to their policies.)
  • Legal Obligations: We may disclose your information if required to do so by law or in response to valid requests by public authorities (e.g., a court order, subpoena, or government demand). We may also share information when we believe in good faith that disclosure is necessary to protect our rights, protect your safety or the safety of others, investigate fraud, or respond to a government request. This includes exchanging information with other companies and organizations for the purposes of fraud protection or credit risk reduction, as permitted by law.
  • Business Transfers: If JustPropertySearch is involved in a merger, acquisition, financing due diligence, reorganization, bankruptcy, receivership, sale of company assets, or transition of service to another provider, your information may be transferred as part of such a transaction. In such cases, we will ensure the successor entity is bound by terms similar to this Privacy Policy with respect to your personal information, and we will notify you (for example, via email or a prominent notice on our site) of any change in ownership or use of your personal data.
  • With Your Consent: We will share your personal information with third parties if and when you explicitly direct us to do so. For example, if you integrate JustPropertySearch with another service or request that we share data with a third-party partner, we will do so with your authorization. 5. Third-Party Service Providers Used

We rely on several external services to operate JustPropertySearch. Here is an overview of these third-party providers, what they do for us, and what user data (if any) is shared with them:

Clerk (Authentication & User Management):

We use Clerk for secure user authentication and account management. Clerk handles processes like sign-ups, logins, password resets, and session management on our behalf. Clerk helps us securely manage your login credentials – for example, storing hashed passwords and handling multi-factor authentication. We share information such as your name, email, and any authentication data necessary for account creation and login with Clerk. For more details, see Clerk's Privacy Policy. (By using our Service, you are also subject to Clerk's terms to the extent necessary for account authentication.)

Stripe (Payment Processing):

We use Stripe to handle all subscription and payment transactions. Stripe processes payments securely, including charging your credit/debit card for subscription fees. We do not store your payment card details on our servers – Stripe handles and stores your card information on our behalf. Stripe is certified as a PCI Level 1 service provider, which is the highest standard of payment data security. We share with Stripe the data needed to process payments: this may include your name, email, billing address, and the payment amount. For more information, please review Stripe's Privacy Policy, which explains how Stripe uses and protects your payment information. We are not responsible for Stripe's handling of your data, and any payment disputes or issues may also be subject to Stripe's own terms.

PostHog (Analytics):

As noted, we use PostHog for product analytics and usage tracking. PostHog collects information about your device and interactions with our Service (via cookies and other means) to help us understand user behavior. This helps us improve our platform and troubleshoot issues. The information sent to PostHog typically includes what pages you visit, your actions (clicks, etc.), and technical info like IP and browser, but we aim to avoid sending personally identifying info like your name or email in analytics events. PostHog may set its own cookies to perform these analytics. PostHog is prohibited from using this data for any purpose other than providing services to us, and in particular, cannot sell the data it collects on our behalf. We have ensured that each of these third-party providers has a contractual obligation to safeguard your personal information. We only partner with companies that meet high data protection standards. However, please be aware that these services operate independently from JustPropertySearch. We encourage you to read their respective privacy policies (linked above) to understand how they handle your data.

6. Data Retention

Retention Period:

We retain your personal information only for as long as necessary to fulfill the purposes for which it was collected, as outlined in this Privacy Policy, unless a longer retention period is required or permitted by law. For example:

  • We will keep your account information (name, email, etc.) for as long as your account is active, so that we can provide you with the Service. If you delete your account or it becomes inactive, we may delete or anonymize your personal information after a reasonable period, except as noted below.
  • We retain usage data (analytics) in aggregate form indefinitely to help us improve the Service over time, but usage logs tied to user identifiers may be rotated or anonymized periodically.
  • If you make a purchase or payment, we will retain records of the transaction (excluding your full card number) as long as needed for financial reporting and compliance (typically at least 7 years for accounting/tax purposes, as required by law).

We may keep certain information longer if necessary to comply with legal obligations (for example, if required by law enforcement or for tax audit purposes) or to resolve disputes and enforce our agreements. For instance, if there's an ongoing issue or complaint, we may retain relevant information until it is resolved.

When we have no ongoing legitimate business need to process your personal information, we will either delete it or anonymize it (so that it can no longer be associated with you), or if deletion or anonymization is not possible (for example, because your data has been stored in backup archives), then we will securely store your data and isolate it from any further processing until deletion is possible.

7. Data Security

We take reasonable measures to protect the security of your personal information. These measures include administrative, technical, and physical safeguards designed to protect against unauthorized access, use, or disclosure of your data. For example, we use encryption protocols (HTTPS/TLS) to secure data in transit between your browser and our servers. Sensitive information (like passwords and payment details) are handled by trusted third-party providers (Clerk and Stripe) with strong security practices. Access to personal data within our organization is restricted to personnel who need it to perform their job functions and is protected by access controls.

Despite our efforts, no method of transmission over the internet or electronic storage is 100% secure. We therefore cannot guarantee absolute security of your information. You should also take care with how you handle and disclose your personal information and avoid sending sensitive information through insecure channels.

If you have reason to believe that your interaction with us is no longer secure (for example, if you feel that your account security has been compromised), please contact us immediately (see Contact Us below). In the event of a data breach that affects your personal information, we will notify you and the relevant authorities as required by law.

8. Your Rights and Choices

You have certain rights and choices regarding your personal information. We are committed to providing you with access to your data and the ability to correct or delete it, in line with applicable laws. Your principal rights include:

  • Access and Portability: You have the right to request a copy of the personal data we hold about you. We can provide this in a common electronic format. This helps you to verify the information and even transfer it to another service.
  • Correction (Rectification): If any of your personal information is inaccurate or incomplete, you have the right to request that we correct or update it. For example, if you change your email address, you can update it in your account settings or ask us to do so.
  • Deletion (Erasure): You have the right to request deletion of your personal data. If you no longer want us to have your information, you may delete your JustPropertySearch account via the account settings, or contact us to request deletion. Keep in mind, we may retain certain information as required by law or for legitimate business purposes (as described in Data Retention above), but we will let you know if that is the case. Deleting your account will typically result in removal of your profile information from our live databases within a reasonable time, though residual data may persist in backups.
  • Objection to Processing: You have the right to object to certain types of processing, such as for direct marketing or if you believe our processing is based on our legitimate interests and you have a particular situation that makes you want to object. For example, you can opt out of marketing emails (as described below), and if we ever were to do any data processing for purposes beyond what is outlined here, you could object.
  • Withdrawal of Consent: Where we rely on your consent to process information (such as for receiving marketing emails), you have the right to withdraw that consent at any time. Withdrawal of consent will not affect the lawfulness of any processing we conducted prior to your withdrawal, and it will not affect processing of your data under other legal bases (for example, processing necessary to provide you the service or that is required by law). If you withdraw consent for a specific purpose, we will stop the processing of your data for that purpose.

To exercise any of these rights, please contact us (see Contact Us section below) with your request. We may need to verify your identity before fulfilling certain requests (for example, to ensure that it's really you requesting deletion of your account). We will respond to your request within a reasonable timeframe and in accordance with applicable laws (typically within 30 days).

Email Preferences:

If you have subscribed to any newsletters or marketing communications, you can unsubscribe at any time by clicking the "unsubscribe" link in those emails or by adjusting your account communication preferences. Note that you will still receive transactional emails (like billing receipts or password resets) as these are necessary for service administration.

Do Not Track:

Our website does not currently respond to "Do Not Track" signals. However, you can usually configure your browser to block cookies or similar tracking, as noted above in the Cookies section, which will limit tracking to some extent (though it may also disable some features of our Service).

California Privacy Rights:

(If you are a California resident) While our Service is intended for U.S. users generally and we do not sell personal information, if the California Consumer Privacy Act (CCPA) applies, California residents have the right to (1) know what personal information is collected, used, shared or sold, (2) delete personal information held by us (with similar limitations as described above), and (3) not be discriminated against for exercising these rights. The information in this Privacy Policy is intended to provide the disclosures required by CCPA. California residents can exercise their data access or deletion rights as described above (Access and Deletion). We do not sell your personal information as "sale" is defined under CCPA (we don't exchange it for money or other valuable consideration for third-party marketing). If that ever changes, we will update this policy and provide a notice and opt-out opportunity.

9. Children's Privacy

JustPropertySearch is not intended for individuals under the age of 13. We do not knowingly collect personal information from children under 13 years old. If you are under 13, please do not use our Service or provide any personal data (for example, do not register or send us your name or email). If we learn that we have inadvertently collected personal information from a child under 13, we will take prompt steps to delete such information from our records. If you believe that we might have any information from or about a child under 13, please contact us immediately so that we can investigate and address the issue.

For minors aged 13 to 17, we advise that you use the Service only with parental consent and supervision, although we do not actively monitor for age. Parents or legal guardians should talk with minors about their use of the internet and information disclosure.

10. Changes to This Privacy Policy

We may update or revise this Privacy Policy from time to time to reflect changes in our practices or for other operational, legal, or regulatory reasons. If we make material changes to how we treat your personal information, we will notify you by prominent notice on our website or by email (if you have provided an email address) prior to the change becoming effective.
